Foundation
The foundation will be constructed of poured concrete with 10" thick walls. Exterior below grade foundation walls to receive a bituminous water proof application. The cellar floor is poured concrete 4" thick over crushed stone.
 
Wall Framing
Exterior framing is 2" x 6" kiln dried construction grade lumber, 16" on center with plywood sheathing.
 
Insulation
Exterior Walls to be R-13; Basement Ceilings to be R-19; Roof (2nd Floor Ceiling) to be R-30.
 
Roofing
30 year architectural shingles with continuous drip edge along all eaves. Ridge vents and soffit vents to ventilate attic. Roof color to be established by Builder.
 
Windows
“Silverline”, Low-E, double hung thermopane tilt-in windows, grills between the glass, with full screens.
 
Siding
CertainTeed vinyl siding and trim or equal. Building and trim colors will be determined by Builder to ensure consistent community look.
 
Exterior Doors
Six panel fiberglass insulated doors.
 
Interior Walls & Ceilings
To be 1/2" thick blue board with a skim coat of plaster applied to all surfaces with a texture or sand finish for ceilings and closets.
 
Interior Doors & Trim
Smooth six panel painted doors with dull brass hinges. Door and windows casing to be 3 1/2" Stafford pine casing, painted. Baseboards are one piece 5¼” pine and painted. Foyer stair handrails to be
oak with painted balusters.
 
Cabinets & Countertops
Granite Countertops in Kitchen; Cabinets are available in a wide range of door styles, woods and finishes. Buyer to select from Builder’s options. Bathroom countertops from Builder’s selection.
 
Appliances
General Electric appliances include gas range, microwave hood/vent and dishwasher in stainless steel.
 
Flooring
2 1/2" strip pre-finished oak hardwood flooring in Kitchen, Living/Dining (Great Room), 1st Floor Hallway and Study (per plan).
Tile in baths and laundry from Builder’s options.
Carpet on stairs, upstairs hall and all bedrooms from Builder’s options. One carpet color throughout.
 
Interior Paint
To be one coat of primer plus one coat of flat latex paint on walls. All trim boards and doors primed plus one coat of semi-gloss. Single color throughout from Builder’s options.
 
HVAC
Forced hot air heating system by natural gas with central air conditioning.
Hot water heater to be a minimum 50 gallon capacity, electric.
 
Electric Service
To be underground service; outlets and switches per code requirements with a standard lighting fixture package provided by Builder.
 
Plumbing
All plumbing to be completed be code requirements. Two exterior frost free faucets are included. Standard plumbing fixtures to be provided by Builder.
 
Closets & Mirrors
Wire coated shelving with integral rod in closets. Sheet mirrors over the bath vanities are included in all bathrooms. Mirrors are the approximate width of the vanity. Bath accessories are not included.
 
Telephone/Cable
CAT5 telephone jacks to be installed in three locations.
Cable jacks to be provided in three locations.
 
Sewerage Disposal & Water Service
Municipal Water & Sewer Service provided.
 
Driveway & Landscaping
Driveway to consist of gravel base, 1 1/2" binder, 1" topcoat of asphalt.
All lawn areas to be graded, loamed (4”) and seeded. Plants, shrubs and trees will be planted to enhance the surroundings.
 
Deck
Front porch, if included on plan, to be with mahogany decking and cedar handrails.
Rear deck to be pressure treated, located and sized per plan.
 
WARRANTY: In addition to any warranty for materials and labor given by manufacturers of the various components of the homes, Builder shall warrant all materials and labor for a period of one (1) year from the date of closing as further described in the Limited warranty and Service Policy which shall be attached to the Purchase and Sale Agreement.
